    Does the price include the land?

    No. The calculator covers building costs only: shell, finishing and foundations, plus design, supervision and contingency if you select them.

    Why a range and not one number?

    Contractor and material prices vary a lot. The range uses the low and high ends of published sources; the final figure comes from a bill of quantities based on your structural drawings.

    What is the difference between shell and finishing?

    The shell is the structure: excavation, foundations, columns, slabs and walls. Finishing is everything after it: plaster, electrics, plumbing, floors, paint, doors, windows, kitchens and bathrooms.
